About CBA Membership
CBA membership is voluntary and requires a formal application process.​

Out of 54 eligible homes, 51 are current members.
Important Note for Property Listings
The beach is not deeded property.
To accurately represent eligibility, we recommend including the following wording in real estate listings for eligible properties:

Suggested Listing Language:
"This home is eligible to apply for membership with the Cocoanut Bayou Association (CBA), a voluntary organization. Membership provides access to the private gated beach on Higel Avenue after submitting a membership application, paying the joining fee and annual assessment, and meeting all required membership criteria for approval.” This phrasing ensures accurate, compliant communication regarding beach access.
Other Associations: Cedar Park & Mangrove Point
​In addition to CBA, some homes are also part of one of two separate mandatory homeowners associations:​

Mangrove Point Owners Association
These associations are independent of CBA and require separate estoppels when selling a property.
To request an estoppel or ask questions regarding any of the associations, please contact us directly. Please note: Estoppels take 7-10 days to process. If you need is expedited, there is a fee associated.
