Cocoanut Bayou Association (CBA) Membership Overview
The Cocoanut Bayou Association (CBA) represents 54 eligible homes on Cedar Park Circle, Higel Avenue, Midnight Pass Road, Mangrove Point Road, and Mangrove Place. Membership is voluntary, but most homeowners choose to join because it supports the quiet, natural beauty and unique character of our neighborhood.
By becoming a member, homeowners help preserve our shared community standards and gain access to amenities—including our private gated beach.
Membership Benefits
Neighborhood Character & Preservation

Members agree to follow the community’s covenants and rules, helping maintain the charm, safety, and natural landscape of Cocoanut Bayou.
Private Beach Access

Members receive access to the gated beach entrance on Higel Avenue. This includes usage rights for household members and approved guests.
Community Stewardship

Membership dues support landscaping, park maintenance, beach preservation, legal/administrative needs, and neighborhood improvements.
Membership Responsibilities

Comply with the Restrictions, Bylaws, and all Rules and Regulations.

Maintain current contact information with the association.

Pay annual dues and the one-time joining fee/re-joining when applicable.
